In 1987, a building stood on this site in Abbotsford. In March 2020 — just as Melbourne entered its first lockdown — demolition began. Over the next two and a half years, through some of the longest restrictions in the world, two concept architects and a custom builder brought 207 & 207A to life.
Every decision was deliberate. From the German tilt-and-turn windows to the hardwired ethernet in every room, the alternative was always a compromise — and the whole point of this build was to eliminate compromises. The result is two adjoining courtyard townhouses, each with their own title and street address, sitting 3 kilometres from the Melbourne CBD in one of the city’s most vibrant inner-city pockets.

The dual-title structure offers something that does not exist at this scale in inner Melbourne: the ability to occupy, lease, or separate — all within a single holding. A slide-back partition between private courtyards transforms two autonomous residences into one connected compound, or seals them apart entirely.
Every detail has been considered with architectural intent — from German UPVC double-glazed tilt-and-turn windows to Vitsoe 606 shelving throughout, custom-designed stairs, and Hörmann automated garage doors. Three levels per residence offer generous proportions across living, entertaining, and private quarters.
Three levels of considered living
The top level is entirely dedicated to living and entertaining. An open tree-top terrace, directly off the living room, offers views of the iconic Carringbush Hotel — a Victorian-era pub built in 1889 — and the surrounding canopy.
Below, two sunny bedrooms with ensuite bathrooms open to a covered lounge terrace. At ground level, a private courtyard suite and home office create a self-contained retreat.
